A. Project Overview

The project is part of the waterfront development "Janet Plaza," occupying a total of 1.1 million square feet. The entire development project consists of three parcels: Parcel 7, Parcel 8, and Parcel 9. This project specifically involves the development of Parcel 9 which is referred to as the "Janet Place I".

The Janet Place I is a mixed-use development project located in Queens, New York. The total building area of the project is 295,182 square feet, spanning 18 floors, including parking facilities extending from the ground level to two underground levels. The overall area comprises 35,863 square feet of retail space, 63,711 square feet of office space, 1,814 square feet of community facilities, 75,586 square feet of parking areas, and 113,653 square feet of residential space. Floors 1 to 6 serve commercial purposes, with the first two floors designated for retail space and the following four floors for commercial office space, the third floor will house community facilities. While floors 7 to 18 are dedicated to residential use, comprising a total of 122 units.
